Small Village, Big Garages

Greenleaf is small, and that is part of why epoxy flooring jobs here tend to be garages and shops. Wikipedia counted 607 residents in 2010 and 733 in 2020. The village covers about 1.04 square miles, all land, at the junction of WIS 57 and WIS 96. Homes here often have more room around them than in the city, and that usually means a larger garage or a detached shop.

The ledge next door

The Niagara Escarpment runs right through the area. When Greenleaf applied to become a village, the land was split into two parts with the escarpment, a quarry and vacant land in between. The state turned down the first petition in 2020. A revised plan was approved on April 13, 2022. The escarpment is a long ridge of rock. Homes near ridges and slopes can see water move through the soil toward their foundations, which is one reason we test every basement slab for moisture before we pick a primer.

Highway salt

WIS 57 and WIS 96 both carry traffic through the village, and they are salted all winter. Every trip home brings brine into the garage. On bare concrete, that salt soaks in, freezes and thaws, and slowly flakes the surface. A seamless coating stops that. You can squeegee the slush out and rinse the floor in spring.

What we install in Greenleaf

For garages:

  • Full-flake epoxy, which hides salt film and dirt and adds grip.
  • Polyaspartic coating, which cures fast and can be installed in cooler weather than standard epoxy.
  • Solid-color garage epoxy with a clear topcoat for a clean, simple look.

For shops and outbuildings:

  • Shop and commercial epoxy with a thicker build for tools, trucks and fluids.

For basements:

  • Basement epoxy chosen after the moisture test.
  • Metallic epoxy for a finished space or home bar.

Prep comes first

No matter the system, the floor gets diamond ground edge to edge. We fill cracks, chips and pits. We remove old paint and sealers. Oil-stained shop floors get degreased and checked again. If a slab has heaved, is crumbling or lets water in, we tell you before you pay for a coating.

A long history for a young village

The Greenleaf post office opened in 1873. It took its name from Emery B. Greenleaf, general manager of the Milwaukee & Northern railroad. So the community is old even though the village is new, and we see both older homes and newer builds here.

Rural lots and bigger buildings

Outside the village center, many properties have pole barns, hobby shops or extra garage bays. Those slabs often get more abuse than a house garage: heavy equipment, dropped tools, chemicals and long winters of salt. For them we recommend a thicker shop build with a chemical-resistant topcoat. It costs more than a basic garage system, but it holds up to the work.

Moving back in

We give you clear times for when you can walk on the floor, move items back, and park. Those times depend on the product and the temperature that day, so we confirm them before we leave.

Greenleaf Questions

Does living near the escarpment affect a basement coating?

It can, because slopes and rock can change how water moves through the soil. We test every basement slab for moisture. The reading tells us which primer to use, or whether a water problem needs fixing first.

Can you coat a detached shop in Greenleaf?

Yes. We grind and degrease the slab, repair cracks, and apply a thicker shop system. If the building is unheated, we schedule for a day when the concrete is warm enough for the product.

What is the best garage floor for highway salt?

Most people choose full-flake epoxy with a polyaspartic topcoat. It is seamless, so salt brine stays on top, and the flakes hide the white film between rinses.
