Floors on the Bay Shore
Scott is a town where water is never far away, and that shapes how we plan epoxy flooring here. Wikipedia lists the town at 52.7 square miles, and 34.6 of those are water. That is about 65.58% of the town's area, all of it part of Green Bay, the arm of Lake Michigan along its shore. The land side runs from Bay Settlement and Wequiock out to Benderville, Edgewater Beach and New Franken.
Humid air and cool slabs
Homes close to a big body of water often deal with damp basements and garages. Cool concrete meets humid summer air, and condensation forms on the floor. Water vapor can also rise up through the slab from the soil. Both cause trouble for coatings that are not chosen with moisture in mind. Every basement and garage we look at in Scott gets a moisture test before we quote. The reading decides the primer.
A mix of old and newer homes
Scott has a long history. Bay Settlement is one of the oldest settlements in Wisconsin. The town itself was split off from the Town of Green Bay in 1859. Its population has held steady, with 3,712 residents in 2000, 3,545 in 2010 and 3,636 in 2020. That steady count means we see a wide range of floors: 1. Old farmhouse basements with rough, uneven or patched concrete. 2. Mid-century and later homes with attached garages. 3. Newer houses near Chapel Ridge, close to the UW-Green Bay campus. 4. Rural shops and outbuildings on the open land toward Humboldt.
What fits which floor
Garage floor epoxy and full-flake systems are our standard for attached garages. WIS 54 and WIS 57 both run through the town, and winter driving on them brings salt into the garage. A coated floor keeps that brine on the surface so you can squeegee it out.
Basement floor epoxy works well in laundry rooms and storage areas once the slab passes a moisture check. In older basements we grind away paint and fill pits first.
Polyaspartic coatings cure quickly and stay clear in sunlight. They are a good fit for garages that face the water and get strong afternoon light with the door open.
Shop floor epoxy suits pole barns, boat storage and workshops that need a heavier build against fuel and oil.
Older basements need extra prep
When we see an old floor that is cracked, scaled or painted many times over, we price the repair honestly. Sometimes a section needs patching. Sometimes it is not a good candidate for a coating at all, and we say so before you spend anything.
Living near UW-Green Bay
The UW-Green Bay campus sits just west of Chapel Ridge, which is split between the city and the town of Scott. Some homes near campus are rentals. Landlords often coat basements and garages because a sealed floor is easier to clean between tenants and does not hold odors or stains like bare concrete does. A solid-color epoxy or a basic flake system keeps cost reasonable and still looks clean at every move-out.
Timing the work
Spring through fall gives the easiest curing conditions. Heated garages and basements can often be done in colder months. We always check the slab temperature and humidity on install day, and we will move the date rather than coat a floor that is too cold or damp.

Scott at a Glance
- Mostly water by area. Of the town's 52.7 square miles, 34.6 are water, about 65.58% of the total. The land runs along the southeastern shore of Green Bay.
- One of Wisconsin's oldest settlements. Bay Settlement, at Bay Settlement Road and Church Road, is one of the oldest settlements in the state. Jean Nicolet landed at nearby Red Banks in 1634.
- Formed in 1859. The Brown County Board voted in November 1859 to divide the Town of Green Bay into smaller townships. One of them became the Town of Scott.
- Steady population. The census counted 3,712 residents in 2000, 3,545 in 2010 and 3,636 in 2020, so the housing stock mixes older farm homes with later builds.

Scott Questions
Do homes near the bay need a special basement coating?
Not always, but they need a moisture test. We check every slab before quoting. If vapor coming through the concrete is high, we use a primer designed for it. If water is leaking in, that has to be fixed first.
Can you coat an old Bay Settlement farmhouse basement?
Often, yes. We grind off paint and loose material, fill pits and cracks, and level rough spots where we can. If the concrete is crumbling or heaving, we will tell you it needs repair work before a coating makes sense.
Will a garage coating hold up to boat trailers and trucks?
A properly ground and bonded flake or polyaspartic system handles vehicle and trailer traffic well. For heavy equipment, we suggest a thicker shop build. Your quote spells out the coats and thickness.
